Q: Do I own the land on which the Park Home is located?

A: In most cases, you do not own the land unless it is strata titled or something similar. You pay a weekly rent for the site location where the home is located.

Q: What does the site rental usually include?

A: In most cases the site rental covers all land and water rates, general up keep & usage of the common property and security if applicable. We suggest you check with the Park/ Village owner before making a commitment to purchase a Park Home as to what your site rental covers.

Q: What are my outgoings once the home is purchased?

A: in most cases you have to pay for your electricity, gas, telephone and water consumption in some Parks/ Villages. You may also need to be part of the local club on the park which may include a joining fee and regular on going fees if applicable. We suggest you check with the Park/ Village owner before making a commitment to purchase a Park Home as to what fees are payable.

Q: Is there an ingoing fee charged by the Park/ Village owners?

A: In some cases some Park/ Village owners do charge an ingoing fee which is on top of the purchase price you pay for the home. We suggest you check with the Park/ Village owner before making a commitment to purchase a Park Home.

Q: Do I receive ownership papers with the purchase of my Park Home?

A: In most cases homes sold on this website are sold privately and it is up to you to ensure that you are getting free title to the Park home & that there are no encumbrances (debt) on the home. We recommend you view the ownership papers of the current owner to ensure they have the right to sell the home. We also recommend that you should at least get a sworn statutory declaration from the owner of the Park Home that it is free of all encumbrances and that free title is given to you, the buyer, on settlement. Please see below for typical wording of a suitable statutory declaration (although we suggest you obtain legal advice on the exact wording applicable to your situation):

We, the Sellers warrant, that the Park Home located at Lot (insert address of Park Home) is totally unencumbered of any Finance, Bills of Sale, Caveats, or any other Debt.

We, (insert the sellers name) warrant that Free Title of this Park Home is given to the Buyers, (insert buyers name here) on settlement.

Also ensure you get receipts and all other relevant paper work regarding the Park Home.

Q: Do I get a written lease?

A: This will depend on which country and state you live in as the government legislation varies from country to country and state to state. Some Park owners, if they are not forced by law, will offer leases. We highly recommend you check out with the Park/ Village owner what they normally provide. In some areas it is no more than a hand shake between you and the Park/ Village owner. Ensure you do your research on all aspects of living on the Park/ Village of your choice before purchasing your Park Home.

Q: Am I responsible for the garden around my Park Home?

A: In most cases you are responsible for your own personal garden that surrounds the home, but we suggest you check with the Park/ Village owner to confirm this.

Q: Can I renovate the Park Home?

A: If you are considering altering the outside of the home, you will need to seek not only Park/ Village owner approvals, but you may have to get council approvals for your alterations. In some cases no alterations are allowed due to the Park/ Village rules or the local council law. We suggest you speak with the Park/ Village owner if you are intending to renovate the home in any way. If you are considering re decorating the inside of the home, in most cases this is permitted. Again check with the Park/ Village owner before commencing any changes.

Q: Can I relocate the Park Home?

A: In most cases yes but you should check with the Park/ Village owner first.

Q: Can my family/ friends visit me?

A: In most cases Park/ Village owners try to create a real family environment where people are happy to live and visit. Therefore in most cases your family can visit you and even stay over night. Some Park/ Village owners do charge an extra fee if you have family members stay overnight with you. Don't forget to always inform the Park/ Village owner, should you be having family/ visitors staying over as the Park/ Village owner is responsible for the safety and well- being of all those on the Park.

Q: Can I have pets?

A: In most cases, pets are not allowed, but this will depend on your country, state and local Park/ Village rules. In some parks/ Villages they have special sections for those who want to own a pet. In some parks/ villages there is a total ban on pets but in other parks you are allowed to bring your current pet with you, but once that pet passes on you are not allowed to replace that pet. Again we suggest you check with the Park/ Village owner to see what their pet policy is on that Park/ Village.

Q: Can I get finance to buy a Park Home?

A: In most cases finance is not available to purchase Park Homes as they are located on someone else's land & registration of title of ownership of the Park Home is not compulsory by most governments, therefore it is almost impossible to use the Park Home as security for a loan.

We highly recommend you conduct all your research on the Park/ Village you are intending to purchase a park home in which also includes talking to current residents and getting their opinions of living on that particular park/ village. It is also wise to make an appointment with the Park/ Village owner management to discuss purchase of a Park Home and the park requirements of living on the park.
