Q: How do I price my Park Home?

A: One of the main ways to price your Park Home is to compare your Park Home for it's size, number of bedrooms and other features it may have with Park Homes that have sold on the Park/ Village where your Park Home is located. You can also check this website for similar Park Homes that are currently available for sale. Another way is to put yourself in the position as a buyer and work out what you would realistically pay for your Park Home. Q: What if my Park Home does not sell, can it remain on your website?

A: If your Park Home has not sold after 6 months, it can remain on our website free of charge until it sells. We do suggest however that you continually review the enquiries that you receive and make sure that it is not the condition of your home or the price that is preventing your Park Home being sold. If it is an outside influence such as the Park/ Village being sold or closed, then your Park Home may not sell at the price you want or may not sell at all. At the end of each 3 month bracket you will receive an email from us enquiring what you wish to do.

Q: What if I change my mind about selling after placing my Home on your website?

A: You may withdraw your home at any time just by sending us an email, but unfortunately you will not receive a refund of the fee paid to be placed on website.

Q: What paperwork do I require to sell my Park Home?

A: One of the main documents you will need is proof that you own the Park Home that you are selling, as most buyers will request to view these documents. You will receive from us a standard Offer and Acceptance sales invoice that you will be able to use to write up the transaction for the sale of your Park Home. The buyer will also require some form of ownership papers for purchasing your Park Home and we recommend you use a statutory declaration with the following wording as an example of what to say:

We, the Sellers warrant, that the Park Home located at Lot (insert address of Park Home) is totally unencumbered of any Finance, Bills of Sale, Caveats, or any other Debt.

We, (insert the sellers name) warrant that Free Title of this Park Home is given to the Buyers, (insert buyers name here) on settlement.

Most standard statutory declarations are available on the internet to suit your country and state.

All buyers will require a receipt for their purchase.

Q: Can I get a deposit?

A: Yes, we highly recommend that you get a deposit from the buyer.

Q: Do I have to hand the deposit back if the sale falls through?

A: If the buyer does not get Park/ Village owners permission to take over the site, then the deposit should be refunded to the buyer. If the buyer fails to sell his subject sale property in the time frame stated in the agreement then the buyer is entitled to his deposit. But if it is a simple change of mind by the buyer, then in our opinion you may be entitled to keep the deposit. You should cover all areas with the buyer in your agreement, so that both parties fully understand their obligations. We also recommend you check with a solicitor regarding your legal entitlements of deposit refunds to the sale of your Park Home.

Q: How do I go about settlement?

A: With the sale of most Park Homes it is simply between the buyer and the seller and no settlement agent or solicitor is required, unless it's required by law. Always request payment by bank cheque or direct payment into your bank account. Do not in any circumstances accept personal cheques or promissory notes and do not hand over ownership until you have confirmed that payment has been made. It is general practice that you normally move out by the following mid day after settlement has taken place. At settlement you receive payment, you issue to the buyer receipt for the payment plus any ownership papers that you have agreed to supply along with the keys. Before settlement you should confirm with the Park/ Village owner that the buyer has permission to take over your site where your Park Home is located.

Q: Can I sell my furniture to the buyer?

A: The simple answer is yes, but in most cases the buyer normally has their own furniture. We recommend that you create a list of all your furniture with a price beside each item and tell the buyer that you will be selling your furniture should they be interested here is a list with the prices.

Q: Should I hand the Park/ Village security key to the buyer?

A: No, these security keys should be returned to the Park/ Village office as you have in most cases paid a deposit and therefore to get your deposit back, you will need to return the security key to the office.

Q: Do I need to tell the Park/ Village owner that I am selling?

A: Yes. You need to keep the Park/ Village fully informed of your intentions and should you find a buyer for your Park Home, you need to let the park/ Village owner know so that they can arrange to meet the buyer. You should also inform the buyer that they need to contact the Park/ Village owner to seek their permission to take over the site where your Park Home is located.
